How does the disbursement or 'draw' process work?
Funds are released in stages based on project milestones (foundations, framing, etc.). An inspector verifies progress before each draw is paid to the contractor to ensure financial transparency.
Should I have a contingency fund in my budget?
Absolutely. We recommend a 10-15% contingency for Custom builds. This covers unforeseen site conditions or luxury finish upgrades you might decide on during the artisanal design process.
Can I finance renovations or only new builds?
Yes, renovation loans (like the 203k or similar luxury-tier products) allow homeowners to finance both the purchase price and the cost of artisanal remodeling into one mortgage.
